Deposit is paid to the property owner in case of any damages or problems to be caused while tenant use
the property, and in many cases is equivalent to 1–2 months of rent. The deposit is refundable but if there are
any damages or overdue rent payment, it will be deducted from the deposit. In general, the tenants are
responsible for the house cleaning and restoration when you vacate the property.
Ex.) 60,000 yen rent: Deposit 60,000yen – House cleaning fee 30,000yen = Refunded 30,000yen
Key money is paid to the owner when you sign the contract, and it is not returned when you vacate the property. In general the amount of key money is 1–2 months of rent. However, in recent days, there are many properties not requiring key money.Guarantor (RentaiHoshonin-連帯保証人)
A guarantor is a person who will be responsible if a tenant cannot pay the rent.The guarantor has nearly the same responsibility as the tenants; therefore he/she has to be someone who is trustable and financially strong. Guarantor Company is a company which serves as a guarantor. The cost for using the company is about 50-100 % of monthly rent plus monthly maintenance fee. Usually, the guarantor companies obligate to have a guarantor or emergency contact.Renewal fees (KoushinRyou-更新料)
Most of the contracts for regular rental apartments are two years. After two years, the tenant needs to renew the contract. When you renew the contract, you need to pay a fee which is called “renewal fee”. Renewal fee is usually one month of the monthly rent.
